Privacy Policy

We collect information in three ways:

• Account & profile: your email and authentication identifiers (via Firebase Authentication, including Google or Apple sign-in if you choose it), and the “buy box” you configure: credit tier, down-payment, loan term, target market, price limits, and the properties you save.
• Usage & device: basic technical data (IP address, browser type, pages viewed) needed to operate, secure, and rate-limit the service, and, on our website only, analytics and advertising measurement data described in section 4.
• Public-record property data: information about properties and their owners drawn from government and commercial records (see “Sources” below), which may include an owner’s name and a property’s foreclosure status.

Property, listing, and owner information is aggregated from third-party sources, not created by us:

• Public records: pre-foreclosure details (owner of record, sale date, redemption window, lender, amounts) come from the published Notice of Mortgage Foreclosure Sale required by Minn. Stat. §580.04, county sheriff-sale lists, and legal notices. These are public records.
• Listing & market data: for-sale and recently-sold listings are sourced from realtor.com data via a third-party API. DealBumble is not affiliated with or endorsed by Move, Inc. or realtor.com.
• Geocoding: approximate map coordinates are derived using the U.S. Census geocoder.
• Maps: interactive maps are served by Google Maps, which sets its own cookies and receives map-tile requests subject to Google’s privacy policy.

• To provide the service: ranking deals to your buy box, computing estimates, and rendering maps and analyses.
• To operate, secure, and improve the product, including preventing abuse of our paid data providers.
• To communicate with you about your account and material changes to the service.

We also use technical and usage data from our website to measure our own advertising, as described in section 4. We do not use your buy box, your saved properties, or the property owner information you view for advertising.

Our mobile app contains no analytics, advertising, or tracking software of any kind. It loads no advertising pixels, collects no advertising identifier, and does not track you across other companies’ apps or websites.

Our website does use advertising and analytics tools. When you visit dealbumble.com, including the checkout pages our app opens in a browser, the following load and receive information about your visit, such as your IP address, the pages you view, and whether you signed up or subscribed:

• Google Analytics: to understand how the site is used.
• Meta (Facebook) Pixel: to measure our advertising and reach people who visited the site.
• TikTok Pixel, together with TikTok’s server-side events service, which sends TikTok the same conversion events from our servers: for the same purposes.

These load by default, and a notice on the site tells you so. Some state privacy laws, including California’s, treat sharing information with advertising companies this way as a “sale” or “share” of personal information, even though we receive no money for it. You can opt out at any time using the “Do Not Sell or Share My Personal Information” link in the site footer, or the “Do not sell my info” option in the notice. Once you opt out, these tools no longer load.

We do not sell your personal information for money, and we never share your buy box, saved properties, or the property owner information you view with any advertising company.

We share information only with service providers that operate the product on our behalf, under agreements that limit their use of it:

• Google and Firebase: authentication, database, file storage, and maps.
• Vercel: website and application hosting.
• Stripe: subscription payments and billing. We never receive or store your full card number.
• Resend: transactional email, such as account and billing notices.
• Our listing-data provider: for-sale and sold listing data sourced from realtor.com through a third-party API.
• RentCast: rent estimates.
• Tracerfy: contact information for a property owner of record, requested only when a subscriber explicitly asks for it and attests to a lawful purpose.
• U.S. Census Bureau geocoder: converting addresses to map coordinates.
• Expo: delivering push notifications to the mobile app.

We also use an artificial intelligence service to estimate a property’s condition from its listing photographs. This runs on property data only. Your personal information is never sent to it.

Pre-foreclosure information is presented for lawful real-estate research and arms-length outreach only. It is not a consumer report and must not be used to establish eligibility for credit, tenancy, employment, insurance, or any other purpose governed by the Fair Credit Reporting Act (FCRA).

Owner phone numbers and email addresses are never shown on the public site and are never included in the pre-foreclosure listings themselves. A subscriber may separately request contact information for a specific property owner, which we obtain from a third-party provider (Tracerfy) at the time of the request. Before we return it, the subscriber must attest that they will use it for a lawful real-estate purpose and not for any purpose governed by the FCRA. We flag numbers registered on Do-Not-Call lists so the subscriber can comply with telemarketing rules.

If you are a property owner and want your information reviewed or removed from the product, email admin@dealbumble.com with the property address. We honor verified removal and opt-out requests, and we drop records once a foreclosure is resolved.

You can view and edit your buy box in Settings, and you can delete saved properties at any time. To access, correct, or delete your account data, or, depending on your state of residence, to exercise rights such as knowing what we hold or opting out, contact admin@dealbumble.com. We will verify your request before acting on it.

We keep account data for as long as your account is active and as needed to provide the service, then delete or de-identify it. Public-record pre-foreclosure records are minimized to what the published notice contains and removed once the matter resolves. We use industry-standard safeguards, including authenticated, access-controlled data endpoints; no method of transmission or storage is perfectly secure.

We use first-party storage that is strictly necessary to keep you signed in and to remember your buy box on your device. Google Maps sets its own functional cookies where maps are shown.

On our website, the analytics and advertising tools named in section 4 also set cookies and similar identifiers, including advertising and cross-site measurement cookies. You can turn these off with the “Do Not Sell or Share My Personal Information” link in the site footer. Our mobile app sets no advertising or tracking identifiers at all.

The service is intended for adults (18+) and is not directed to children.
