Terms of Service

These Terms govern your use of DealBumble. By creating an account or using the service, you agree to them. Please read the estimate-disclaimer and pre-foreclosure sections carefully. They define what DealBumble is, and is not.
1. Eligibility and your account
You must be at least 18 and able to form a binding contract. You are responsible for activity under your account and for keeping your credentials secure.
2. What DealBumble is, and is not
DealBumble is an informational analytics tool for real-estate investors. We are not a real-estate broker or agent, appraiser, lender, mortgage broker, title company, attorney, or financial or investment adviser, and using DealBumble does not create any agency, fiduciary, or professional-client relationship. We do not represent you in any transaction and do not give individualized legal, tax, or investment advice. DealBumble is also not a consumer reporting agency, and nothing on the service is a “consumer report” under the Fair Credit Reporting Act (FCRA). DealBumble’s founder holds a Minnesota real-estate license, but DealBumble itself is not a brokerage and no brokerage services are offered through it.
3. Estimates are not appraisals or guarantees
Every value on the platform, including after-repair value (ARV), “deal score,” estimated rent, repair scope, equity, and projected profit, is an automated estimate generated from third-party data and models. It is not an appraisal or broker price opinion, is not prepared by a licensed appraiser, and does not comply with USPAP. Actual value, rent, repair cost, and resale proceeds may differ materially. Estimates are for informational purposes only; you must verify independently and do your own due diligence before making any offer or financial decision. DealBumble does not guarantee any outcome or return.
4. Pre-foreclosure data and owner outreach: acceptable use
You may use pre-foreclosure and owner information only for lawful real-estate purposes. You specifically agree that you will:
- Not use it for FCRA-governed purposes: no tenant, credit, employment, or insurance screening, or any other eligibility determination.
- Follow Minnesota’s equity-purchaser and foreclosure-consultant laws (Minn. Stat. ch. 325N). Straightforward arms-length purchases are lower-risk, but not risk-free; any leaseback, repurchase option, or contract-for-deed back to the owner triggers strict requirements (written contract, the owner’s multi-day right to cancel, a minimum-value rule), and the Attorney General enforces them. Consult Minnesota counsel before any such deal.
- Respect contact laws: comply with the TCPA and federal/state Do-Not-Call rules for any call or text, the CAN-SPAM Act for email, and the Fair Housing Act. Do not harass, trespass, or pressure owners or occupants.
- Not resell, scrape, or redistribute the data, or use it to build a competing dataset.
You are solely responsible for the legality of your outreach and transactions.
5. Skip-trace owner contact
Some plans and credit packs let you request a property owner’s contact information (“skip-trace reveal”) from a third-party data vendor. Before each reveal you must certify, and by using the feature you agree, that you will use the information only for lawful, non-FCRA real-estate purposes: never for tenant, credit, employment, or insurance screening or any other eligibility decision. DealBumble is not a consumer reporting agency and skip-trace results are not consumer reports. Results come from third-party records, are not verified by us, and may be wrong or out of date. All outreach rules in Section 4 (TCPA, Do-Not-Call, CAN-SPAM, ch. 325N, no harassment) apply to skip-traced contacts. Reveals you have already received cannot be refunded.
6. Subscriptions, trials, credits, and billing
Paid plans (currently Pro at $40/month or $384/year, and National at $80/month or $768/year) are billed through Stripe. Prices may change with notice; a change applies from your next renewal.
- Free trial. New subscriptions may include a 7-day free trial that requires a payment method up front. If you do not cancel before the trial ends, your payment method is charged automatically for the plan you selected when the trial expires.
- Automatic renewal. Subscriptions renew automatically at the end of each monthly or annual period, at the then-current price, until you cancel.
- Cancellation. Cancel anytime from Account → Manage billing (the Stripe billing portal) or by emailing admin@dealbumble.com. Cancellation takes effect at the end of the current billing period; you keep access until then. Switching plans adjusts your existing subscription rather than creating a second one.
- Refunds. Except where the law requires otherwise, fees already charged are non-refundable, including for partially used periods. If you believe you were billed in error, contact us and we will review it.
- One-time purchases. Additional state unlocks (currently $10 per state) are one-time purchases tied to your account. Skip-trace credit packs are prepaid credits: a credit is consumed only when a reveal returns a match (misses are free), credits do not expire, and they are non-transferable, non-refundable once purchased, and have no cash value.
7. Third-party data
Listing and sold-comparable data is provided by third parties (including realtor.com data via an API) and is subject to their terms. It is provided “as is,” may be incomplete or out of date, and may not be redistributed. DealBumble is not affiliated with or endorsed by Move, Inc. or realtor.com.
8. Acceptable use
You agree not to misuse the service, including no automated scraping or bulk export, no attempts to bypass authentication or rate limits, no reverse engineering, and no unlawful, infringing, or harmful activity.
9. Disclaimers and limitation of liability
The service is provided “as is” and “as available,” without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. To the fullest extent permitted by law, DealBumble will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any lost profits or investment losses, arising from your use of the service or reliance on any estimate. Our total liability for any claim is limited to the greater of the amount you paid us in the prior twelve months or USD $100.
10. Indemnification
You agree to indemnify and hold DealBumble harmless from claims arising out of your use of the service or data, your outreach to owners, or your violation of these Terms or any law.
11. Governing law and changes
These Terms are governed by the laws of the State of Minnesota, without regard to its conflict-of-laws rules. We may update these Terms; continued use after changes take effect constitutes acceptance. Questions: admin@dealbumble.com.
